PLANNING COMMISSION: LOWER ALLEN TOWNSHIP
REGULAR MEETING: SEPTEMBER 18, 2018

Mr. McCreary called the September 18, 2018 Regular Meeting of the Planning Commission to order at 7:00 pm.
APPROVAL OF MINUTES
Mr. MAGNUSSON made a motion to approve the minutes from the July 17, 2018 meeting. Mr. CLOVSKY seconded the motion. Motion carried 4-0.
OLD BUSINESS
None.
NEW BUSINESS
SLD Docket No. 2018-08: Lot Line Adjustment Plan for 1528 & 1540 Sheepford Road
Lot line adjustment will create an acreage of exchange of approximately 3.644 acres
Applicant Presentation:
Mr. Dave Habowski from H & W Engineering was present to explain the request for a lot line adjustment. Mr. Jason Osterlund was also present. He is the property owner of 1540 Sheepford Road. Mr. Habowski put a map of the current property line on the overhead projector. Currently the lot at 1528 Sheepford Road consists of 4 acres while the lot at 1540 Sheepford Road has 10 acres. With the lot line adjustment, the property at 1528 Sheepford Road will be reduced to 0.6 acres and 1540 Sheepford Road will be increased to approximately 13.7 acres. There will be no physical improvements, just an acreage transfer. Minimal comments have been received from the Township and County. We agree with them and they will be addressed.
Township Staff Comments
Mr. Flint stated that there are no construction plans or new lots being created so the comments mainly consist of housekeeping items to get the plan ready for recording.
Commission Member Question and Answer
Mr. McCreary asked if there is currently anything on the property. Mr. Osterlund stated there is a small stretch of stone driveway on the property but no structures. He has a permit for fill in the back section of the lot along the Pennsylvania Turnpike. Mr. Osterlund stated that the other lot at 1528 Sheepford Road does have a house on it. He will be subdividing that lot and either renting or selling the existing house.
Action
Mr. MAGNUSSON made a motion to recommend approval of the lot line adjustment plan for SLD Docket No. 2018-08 and Mr. BLACKWELL seconded it. Motion carried 4-0.
NEXT MEETING
The next meeting is scheduled for Tuesday, October 16, 2018 at 7:00 pm. There are currently no plans that have been submitted.
