MINUTES

 DEVELOPMENT AUTHORITY                              LOWER ALLEN TOWNSHIP

 REGULAR MEETING                                              MARCH 21, 2022

The following were in ATTENDANCE:

Max Stoner, Chairman called the meeting of the Lower Allen Township Development Authority to order at 6:00pm and announced Proof of Publication was available for review.

 

APPROVAL OF MINUTES OF FEBRUARY 22, 2022

Mr. EBY made a motion to approve the minutes of the February 22, 2022. Mr. BLACK seconded the motion. Motion carried, 5-0.

 

PUBLIC COMMENT – THERE WAS NONE.

ACTION: APPROVE CHECK REGISTER FROM FEBRUARY 22, 2022 – MARCH 21, 2022 IN THE AMOUNT OF $252,742.01.

Mr. EBY made a motion to approve the check register from February 22, 2022 – March 21, 2022 in the amount of $252,742.01. Mr. MARONE seconded the motion. Motion carried, 5-0.

Mr. Marone noted the month listed on top of the report should be March, not December.

DISCUSSION & ACTION: APPROVE WORK LETTER FROM COR CONSTRUCTION FOR FIT-OUT OF TENANT 3 SPACE IN UNIT 3 OF LOWER ALLEN COMMONS FOR $157,855.00.

Mr. Eby made a request of Chairman Stoner to have this item moved to after the executive session. Solicitor Miner also stated this is allowed.    

DISCUSSION: LOWER ALLEN COMMONS UPDATE

Mrs. Trone explained the Construction Manager was not present; however, there was a document in the Board’s packet. She gave the following highlights:

  • The Good Feet Store is open as of today.
  • Trader Joe’s received their certificate of occupancy as of Friday as did the Good Feet Store.
  • The fire alarm had gone off over the weekend. There was no fire; however, was a good learning experience.

RECESS TO EXECUTIVE SESSION

The Regular Meeting of the Development Authority recessed into Executive Session to discuss real estate matters as follows @ 6:08pm:

  • Lower Allen Commons Real Estate
    1. Sale of Units 1 and 2
    2. Lease for Unit 3
    3. Sale of Unit 3

RECONVENE REGULAR MEETING

The Regular Meeting of the Development Authority reconvened @ 6:58pm.

DISCUSSION & ACTION: APPROVE WORK LETTER FROM COR CONSTRUCTION FOR FIT-OUT OF TENANT 3 SPACE IN UNIT 3 OF LOWER ALLEN COMMONS FOR $157,855.00.

Mr. EBY made a motion to approve work letter from COR Construction for fit-out of tenant 3 space in Unit 3 of Lower Allen Commons for $157,855.00. Mr. MARONE seconded the motion. Motion carried, 5-0.

Mr. EBY made a motion to authorize our real estate representative to work on amending the existing contract to restructure the sale of units 1 and 2 between Lower Allen Commons II, LLC and Lower Allen Commons I. Mr. MARONE seconded the motion. Motion carried, 5-0.

Mr. EBY made a motion to authorize the execution of commercial lease between Lower Allen Township Development Authority and LIT Miracles, LLC, d/b/a “Apricot Lane Boutique” contingent upon staff review. Mr. O’SHEA seconded the motion. Motion carried, 5-0.

Mrs. Trone informed the Board there is an invitation in their packets for the Springwood Hospitality “Under Construction Party and Tour” of the Springhill Suites. She asked that you let her know if you plan on coming so she can RSVP for all.

NEXT MEETING OF THE DEVELOPMENT AUTHORITY

The next meeting of the Development Authority is scheduled for Monday, April 18, 2022 at 6:00pm.

Mr. EBY made a motion to adjourn. Mr. MARONE seconded the motion. Motion carried, 5-0. Meeting adjourned at 7:02pm.
